One seller’s question per video, answered in full. Each video has its own page, with the complete transcript: you can read instead of listen, and find a passage again without replaying ten minutes.
The questions come from what sellers actually ask before putting a property on the market: what has to be declared, which documents to gather, how much time to allow, what an inspector looks at, who to turn to for what. The OACIQ forms are read exactly as they are written, then explained — reading a clause protects you better than rephrasing it.
These are general explanations, for Quebec. They replace neither legal advice, nor an opinion of value on a specific property, nor an inspection report: when a question belongs to another professional, the video names them.
About this video. The person on screen is an avatar generated by artificial intelligence in my likeness. The voice is mine, cloned from recordings of my own voice, and the edit adjusts the sound. The image and the voice may therefore differ from my real appearance and speech. The text is written and validated by me, and I am fully responsible for it. This method lets me publish regularly; it changes nothing about what is said. These videos are in French — a full transcript in English is provided on each page.

A question that isn’t covered yet?
Write it to me: the topics of the next videos come from the questions I’m asked. And if you’re preparing to sell, I produce a value report — the comparable sales in your area, the features that count, and an opinion of value.
