The residential lease is governed by the Administrative Housing Tribunal, with strict rules of form and lease termination. The commercial lease is negotiated more freely between the parties: term, increases, taxes, leasehold improvements. Commercial rental falls under my commercial brokerage licence.
The remuneration — what people commonly call the commission — is agreed in writing in advance and depends on the type of rental, residential or commercial. We discuss it clearly before any mandate.
Receiving applications, standard checks (references, solvency) and presenting the files to the owner, who decides. The broker’s role is to frame the process and gather the right information, in compliance with Law 25 on the protection of personal information.
