Home staging, or checking the building. Sellers ask me the question as if it were a choice.

The question, as people ask it: “is home staging worth it before selling”

The two moments of a sale: the showing and the inspection

A sale isn’t one moment. It’s two. And they don’t ask the same question.

Let’s start with the one thing that lets you compare them: a sale is two different moments.

The first moment is the showing. A buyer walks into your home. They look, they move around, they form a first impression. And before even stepping inside, they’ve seen the photos.

The second moment is the inspection. It comes later. A promise to purchase has been accepted. An inspector comes in with a flashlight, opens the attic hatch, goes down to the basement, looks at the concrete.

These two moments don’t ask the same question. The showing asks about what can be seen. The inspection asks about what belongs to the building.

Home staging works on the first moment. These aren’t two options you choose between — they’re two moments that happen one after the other.

What home staging does: four moves

Home staging is four moves. Declutter, neutralize, light, clear the path.

Concretely, here is what home staging does. Because it’s a craft, and it does its job well.

It works on four things.

Decluttering. You remove what’s in excess. Surfaces open up, rooms become readable.

Neutrality. You take away what’s personal — family photos, collections, very bold colours. A buyer needs room to picture themselves living there.

Light. You open the curtains, wash the windows, replace burnt-out bulbs, and match their colour temperature within a single room.

Circulation. You move furniture so a person can cross the room without having to go around anything.

All of this acts on one thing: the first impression, and the photos. It’s real work, and it can’t be swapped for anything else.

What home staging doesn’t touch

Nothing in an inspection report moves when you shift a couch.

On the other hand, there’s everything home staging doesn’t touch. That’s not a criticism, it’s a definition.

The items that come up most often in pre-purchase inspection reports all belong to the building. Cracks in foundation walls and the slab. Signs of water infiltration. Efflorescence. The roof. The attic and its ventilation. The electrical panel. The visible plumbing.

None of these moves when you shift a couch. None of them changes because a wall was repainted off-white.

Home staging never claimed to deal with them. That’s not its mandate.

That’s a different category of questions, and that category has its own experts: a structural engineer, a roofer, a master electrician, a plumber. Each one issues a written opinion.

The decluttering that also serves the inspection: four access points

There are four spots in your home you need to clear. And it’s not for the showing.

Decluttering is the only preparation move that works for both moments.

Decluttering done for the showing clears the living spaces. Decluttering done for the inspection clears something else: the access points.

Four access points in particular.

The electrical panel. You need to be able to get close to it and open the door without pushing boxes aside.

The attic hatch. It’s often in a closet, under a pile of things, or behind a rod full of coats.

The area around the furnace and the water heater. You need to be able to walk around them and see the floor around them.

And the shed or the garage, when an exterior foundation wall runs behind it.

A blocked access ends up in a report, with a note that the area could not be observed. And an unobserved area stays an unknown.

Photos and lighting: three moves before you press the shutter

Your bulbs aren’t the same colour within the same room. It shows up in the photo.

The first impression plays out on the photos, before a buyer even sets foot in your home.

Three moves that take no special skill.

Light. Photograph in daylight, curtains open. Turn the lamps on anyway, so the corners don’t fall into darkness. And match the colour temperature of the bulbs within a single room — a mix of cool white and warm yellow gives you a two-toned photo.

Surfaces. An empty counter photographs differently than a cluttered one. Same goes for the top of a dresser and the top of the fridge.

Clean windows. They change the light in the whole room.

And a broker’s note. Photos show what can be seen. They don’t replace what needs to be checked.

Retouching and AI: what must be disclosed to the public

An AI-generated image in a real estate ad must be disclosed. It’s written in black and white.

On a new subject, Québec’s real estate brokerage self-regulatory body (the OACIQ) has already ruled.

An image generated by artificial intelligence and used in an advertisement must be disclosed to the public. The minimum wording provided is “image generated by artificial intelligence.”

And there’s a second, broader rule: artificial intelligence cannot be used to hide defects, alter the structure, or misrepresent a property.

What does that mean in practice. Correcting a photo’s exposure, straightening a vertical, adjusting a white balance — that’s image processing. Replacing a grey sky with a blue one, adding furniture that doesn’t exist, erasing a part of the building — that’s something else, and it must be disclosed.

The rule I apply: anything that changes the reality being shown must be declared.

Home staging when the house is still lived in

You declutter by moving things out, not by sorting. Sorting takes months. Moving takes a weekend.

Most houses that sell are still lived in. With kids, pets, a home office, a life.

What makes the exercise different isn’t the space. It’s that you have to be able to get back to normal between two showings.

Three principles that work.

One: you declutter by moving things out, not by sorting. What comes out goes into labelled boxes, in the garage or in storage. Sorting takes months; moving takes a weekend.

Two: you keep one untouched room. The basement, a corner of the garage. Every family needs a place to put things before a showing.

Three: you prepare a twenty-minute routine. The same moves, in the same order, before every showing. Written on a sheet magnetized to the fridge.

A lived-in house that shows well isn’t an empty house. It’s a tidy house.

An empty house: furnish it physically, virtually, or not at all

An empty room reads poorly. Without a sense of scale, surface flaws become the only thing to look at.

An empty house poses the opposite problem, and it’s a real one.

An empty room reads poorly. A buyer has no sense of scale, and surface flaws — a scuffed floor, an uneven wall — become the only thing to look at.

Three options exist, and I won’t tell you which to choose.

Furnish physically, by renting. That gives the best result at the showing, because the buyer touches something real.

Furnish virtually, by adding furniture to the photos. It’s less demanding, but then you fall into what we just discussed: the image no longer shows the room as it really is, and that must be disclosed.

Or do nothing, tending only to light and cleanliness.

The question to ask whoever offers you one or the other: what will the buyer see when they walk in, and does it match the photo.

What a photo cannot do

A buyer who finds something other than the photo doesn’t conclude they were wrong. They wonder what else they didn’t see.

All of this has a limit.

A photo gets someone into your home. That’s already huge, and it’s all it does.

What it doesn’t do: it doesn’t change what the buyer will see when they step through the door. It doesn’t change what the inspector will note three weeks later. And it doesn’t fill out your seller’s declaration for you.

Too big a gap between the photo and the room doesn’t work in your favour. The buyer who climbs the stairs with an image in mind and finds something else doesn’t conclude they were wrong. They wonder what else they didn’t see.

So the rule I give my sellers: the photo shows the house at its best. Not a different house.

The rest — what belongs to the building — is prepared elsewhere, and it starts much earlier.

Who to call, and for what

I don’t do the inspection. My role is to know where to look and who to call.

Real estate photographer

Home stager

Structural engineer

OACIQ — Info OACIQ

Frequently asked questions

Is home staging worth it before selling?

Hello. I don’t know, and it’s not my role.

The two moments of a sale

What home staging does

The decluttering that also serves the inspection

Photos and lighting

Retouching, AI, and what must be disclosed

An empty house: to furnish or not

Home staging works on the showing. The inspection comes later, and it looks at something else — that’s why clearing the access points is the only move that serves both.

Before presenting anything, a seller’s first question is still the value of their property. I produce a value report: the comparable sales in your area, the features that matter, and what I take from them. And I also offer a marketing plan for your property. It commits you to nothing. Request it through the links below the video.

If you’re already bound by a brokerage contract with another broker, this invitation isn’t for you.

Ernso Cléus, residential and commercial real estate broker, RE/MAX Crystal.
